What is JCT Insurance?
JCT stands for joint contractors’ tribunal. A JCT is a type of contract drawn up for a specific building project. The purpose is to avoid disputes by designating all the individual responsibilities, so it is clear who is at fault if something goes wrong. JCT Insurance is sometimes known as non-negligence insurance, 6.5.1 insurance, or joint names insurance.
A JCT insurance policy will cover you if work you are doing adversely affects neighbouring properties, where no negligence can be proven. In simple terms, it indemnifies you from being sued as the homeowner.
Do I need a Joint Name Insurance Policy?
A joint names policy can be purchased by the homeowner and the builder together, hence the phrase ‘joint names insurance’. The policy differs from a standard home policy in the sense that ordinarily, only the homeowner would be named.
Having a joint name policy means that the homeowner has protection in place in the event something goes wrong with the property and building work.
Whether or not you need a JCT insurance policy will depend on your property type and what kind of renovation works you are having carried out. Party Wall agreements often require JCT cover to be in place.
